The Board of Zoning Appeals (BZA) was established pursuant to the provisions of Article 7, Chapter 22, Title 15.2, of the Code of Virginia. The BZA's powers, duties, and procedures are set forth in broad terms in the State Code, and are further detailed in the Loudoun County Zoning Ordinance. The duties of the BZA include hearing and deciding 1) appeals from the decisions of the Loudoun County Zoning Administrator regarding interpretation of the zoning map where there is uncertainty as to the location of a zoning district boundary; 2) appeals of administrative decisions made pursuant to the Zoning Ordinance; 3) applications for special exceptions when buildings/structures have inadvertently encroached into a setback; and 4) applications for variances as authorized by the Zoning Ordinance.

• Agendas are made available three weeks prior to the public hearing at the Planning and Zoning’s Front Counter, 3rd floor, Loudoun County Government Center, 1 Harrison Street, S.E., Leesburg
• Ads for public hearings are published in the Thursday editions of Loudoun Now
• Packets are available the Monday prior to the meeting at the Planning and Zoning Front Counter on the third floor of the Government Center

Inclement Weather Policy

In the event of inclement weather, the Chair of the BZA has the option to make the determination of whether or not to cancel the meeting.
