Existing Conservation Easements

Land may be put under conservation easement through differing processes.  For mapping purposes, each easement is classified as a Gift or Development easement.

Both Gift and Development easements are permanent agreements that are legally recorded as part of a property’s deed.

  1. Gift Easements
  2. Development Easements
  3. Obtaining Deed Copies

These have been donated or purchased by a qualified governmental or nonprofit conservation organization, such as the Loudoun County Board of Supervisors, Virginia Outdoors Foundation, or Land Trust of Virginia.  

These also include easements from the Purchase of Development Rights (PDR) program, which ran from 2000-2004, as some portion of these were donated to the county or another qualifying organization and are typically eligible for federal or state tax benefits.
